Subdividing in Auckland

If you have an experienced Auckland subdivision expert by your side throughout the subdivision process, the likelihood of a successful and stress-free project increases significantly. We are familiar with the council's requirements, the most suitable contractors to contact for your reports, and the ideal sequence of project events.

Subdivision Process

Dividing your land can be more difficult than anticipated. The coordination of various tasks and individuals, such as site surveyors, engineers, Auckland Council, builders, and inspectors, can be underestimated. These roles require different expertise and use different terminology.

Step 1: Conduct a Site Feasibility Assessment

To begin the process of subdividing your property, it is important to obtain a feasibility assessment. This assessment will involve a site survey to determine the current layout of the land and identify any potential planning or engineering issues that may arise. Please consider this as the first step towards your property subdivision.

Step 2: Prepare for Auckland Council Application

To ensure the acceptance of your subdivision application, you will need to compile all the necessary reports and design plans. These include general reports such as topographical, drainage, and geotechnical, as well as site-specific reports like structural, flood, and arborist.

Step 3: Lodge the Council Consent Application & Plan Site Works

To proceed with your subdivision, the next step is to submit your application to the Auckland Council. We can assist you by communicating with the council on your behalf promptly addressing any concerns that may arise during the processing period.

Step 4: Getting the Application Approved

Once your subdivision application is granted, you will be provided with specific conditions that your subdivision consent must comply with. These conditions may consist of survey, engineering, certification, inspection, and financial requirements such as drainage, driveways, and more.

Step 5: Site Work & Service Connection

Our team can assist with the coordination of drainage for stormwater and wastewater, as well as the setup of services to the boundary such as water, power, and gas. Additionally, we can identify and complete site-specific works on a case-by-case basis, which may include tasks such as the removal of vegetation or existing structures, earthworks, retaining walls, or relocation of an existing home.

Step 6: Build on Your New Section

We can manage the construction process on your newly subdivided property if your resource consent application includes a build. Our team of experienced builders has successfully delivered hundreds of new homes for clients in Auckland. Partner with us to eliminate the uncertainty of building and benefit from our expertise.

Subdivision Cost

The cost of subdividing a property in Auckland typically falls within the range of $120,000 to $150,000. However, there is no fixed rate for a subdivision project in Auckland as each property and development has unique requirements that affect the overall cost.

The pricing for subdividing in Auckland is determined by various factors, including:

  • The site feasibility assessment

  • The configuration of the general reports (topographical, drainage, geotechnical), and site-specific reports (structural, flood, arborist)

  • The creation of the design plans

  • Consent application, communication with Auckland Council, legal processes, and lodging of documentation with required authorities such as Land Information New Zealand.

  • Development contribution costs. These can be estimated through the Council’s website

  • Site work costs, set up of services to boundary and access to the site

  • Construction on the subdivided land (if required)
